Steve Caldwell was an excellent realtor. From our first meeting he was attentive to our needs and concerns. He took time to walk through our house in detail and offer suggestions for making it more marketable. He was excellent at following up after each showing with the potential buyer and providing us feedback. At the time our home went under contract, Mr. Caldwell took the time to go over in detail each part of the offer and help us in making a counter offer. He fought for us to get the most out of our house. During the closing process he helped us line up contractors to do repairs from the home inspection and kept us informed at all times of what the next steps would be. Steve facilitated the purchase of my home. He provided excellent service in a professional, but personal manner. He took the time to understand what requirements I had for my new home, and presented houses that fit my needs/wants. He went out of his way to respond to my requests to view homes in a timely manner, even showing me a house at the last moment one evening when I wanted to see it for the second time before making an offer. He gave excellent advice on localities and individual homes. For instance, he knew that as a single woman, I did not want a “fixer upper”, and refrained from showing me any homes that needed a lot of work, even suggesting we take one off the list after seeing that it required more care than how it appeared on the surface, i.e., it had been given a cheap “face lift” but the core problems still remained unaddressed. Steve provided realtor services to us when we moved to his service area from out of state and bought a home. Steve provided excellent service to us as we looked for a house to buy in his service area, first while we were living out-of-state, and then later after we had moved to the area. He is knowledgeable, experienced, listens well and provides insights that are helpful in decision making. He pointed out things in the various houses which we looked at that helped us consider future expense, were we to buy that house. He has an approachable, professional style of interacting and is straight-forward in discussing the pros and cons of the many things a house buyer must consider. He was not pushy and was very patient. He responded to emails quickly (usually the same day) and has a very user friendly web portal in which you can customize your search, keep track of your favorite houses and see status changes on those houses in real time. The portal was a huge help to us as well. I highly recommend Steve to you.

All I can say is working with Steve has been fun and a pure pleasure. He drove us around Roanoke showing us everything we wanted to look at. We had no idea where we wanted to live or what we wanted to live in, but Steve hung in there and kept showing us listings. He provided us with daily emails that showed us what was new on the market. He showed up every morning to pick us up at our door to take us out looking. He responded to every email and every phone call quickly.
Steve was there through the buying process to make sure everybody was doing what they were supposed to do when they were supposed to do it. He kept an eye on everything and we closed when we were supposed to.
Here is an example of how Steve goes above and beyond, before we closed we had to have a home inspection. We are from out of state and were not in VA when the inspection was going to happen, who do you think arranged the inspection and was there for the whole thing? Yes it was Steve. These days it’s very hard to get anybody to do what they say they will do, I can’t imaging making the largest purchase in my life with a realtor I couldn’t depend on. Fortunately for us, Steve is a fantastic realtor and a wonderful person! I know for a fact he works for his clients from 6:00 am to late into the evening to make sure their experience is as good as it can be. I know I’m going on and on, but you would be lucky to have Steve Caldwell as your agent.
I selected Steve as my listing/selling agent based on his well prepared and well-presented proposal for marketing my house. I received an offer fairly quickly but then ran into some problems related to the home inspection. (My house was over 50 years old). This is where Steve really came through for me. He has extensive knowledge of service/repair people in the Roanoke Valley and was able to arrange visits and estimates quickly. And he showed up when the service people were there to walk thru things with me. The issues were resolved and my sale moved to completion. Do not be misled by Steve’s easy-going style. He has an intense focus on serving the client. He had my interests at heart and went the extra mile to help me when issues arose. I would highly recommend him. Despite the difficulties described, my house sold within two months of listing.
Steve met us at numerous house showings (upwards of 30+), patiently taught us a great deal about wisely purchasing a home (even though we had bought before), and endured a long process as we were very specific about what we wanted in our new home. Once we found that house, he expertly guided us through the offer process (especially complicated as it was a HUD foreclosure), inspections and repairs, and the closing process. We now own the exact home that we were searching for, and it is almost entirely due to Steve’s professionalism, knowledge, attention to detail, experience, and gracious nature. He’s also one of the nicest guys you’ll ever meet. We contacted Steve when we first seriously considered purchasing a home in the Roanoke area. He was recommended to us, and we were immediately impressed by his calm and gracious nature, and with the attention he paid us as we discussed our needs and desires for our new home. This initial impression proved to be entirely accurate. We began a nearly year-long search all over the Roanoke valley. Steve was always extremely positive and encouraging, got to know our kids, and genuinely cares about us, even though we asked him to drive all over creation with us. Steve also NEVER pressured us to settle for less than what we were looking for, and he even encouraged me to not settle at some points when I tired of the search process. He personally took the time each day to go through the MLS listings and send us houses he thought we might be interested in, and we always were – he really knew us and what we were looking for. Who else will give you that kind of help and attention? We put in an offer on two houses before we finally located the house we eventually purchased. Steve would come to our home, bring all the offer paperwork ready-to-go, and explain each and every detail to us. Steve was always three steps ahead in the closing process. He is an expert, and has an incredible attention to detail that took any worry off of our minds. We have no doubt that we received the best-of-the-best with Steve Caldwell, and I would recommend him without reservation. He will eventually sell our home too, if we ever move. And as I said before, he’s also one of the nicest guys you’ll ever meet.
