From the very beginning all the way through to the closing and beyond, Steve was an absolute pleasure to work with and a true blessing to our family! We had somewhat high requirements for our move back to Roanoke including the very specific area in which we wanted to live as well as our “wish list” for the house we desired. We recently purchased a condo with Steve’s help. It took us quite a while to find what we wanted, and he was very patient. Once we were in contract he was there every step of the way. We couldn’t have had a better experience working with Steve Caldwell. My wife and I needed to move from Boston to central Virginia for work in a three month time period, and from the beginning, Steve did a great job taking as much anxiety out of the home buying process as possible. We found Steve through a Yelp! review, and we are extremely happy we selected him. From the moment my wife spoke to him on the phone, he was ready to go. He asked targeted questions to help narrow down the options for our visit, and then he frequently followed up with listings and questions. Having Steve with us when we toured houses was invaluable. He was able to point out aspects of the house that would have been difficult to assess on our own, such as the quality of construction, the condition of appliances, and the general layout of the house. His advice and unique insight helped us make informed decisions. However, he also knew when to give my wife and I a bit of space to collect our thoughts and talk them through. After a handful of houses, he had a great sense of what we were looking for, and could even predict what houses we would like and not like before we saw them. Steve was also very helpful during the negotiation process. He gave us his thoughts on our offer, and then communicated our feelings to the buying agent. Whenever we received a counteroffer, he would talk through the options with us. After we successfully had an offer accepted, Steve was able to recommend people for inspections and a survey, contacted the people needed on our behalf, and went to oversee the home inspection as our representative (since we were back in Boston at that point). Even after we moved into our new home Steve continued to assist us. He frequently checked in to make sure that the remaining repairs were completed as specified in our contract. He even made phone calls himself when he felt that repairs were not being done quick enough or to his satisfaction. He also just checked in to see how we were settling in and offered general suggestions for restaurants and entertainment in the Roanoke area. We cannot recommend Steve highly enough. He was always available day and night, and is as honest and open as you can get. We hope you have as great an experience as we did!
Steve Caldwell helped my wife and I purchase the right home in Roanoke. We were moving from Tennessee and wanted to get into a home right away and not put our furniture in storage. We are first-time home buyers, and during our months of searching, we were also managing having a husband who was working out of town and a wife with a very complicated pregnancy, so there were a lot of added stressors. We decided to go with Steve after meeting with several realtors because we were impressed by his high level of experience, great previous reviews, and intimate knowledge of the local real estate market—and he wasn’t afraid to dig in with us and our challenging situation! We are so glad we did. He viewed probably 25 homes with us without a single complaint or sign of impatience, pointing out good and bad things at each home (very often things that we would have overlooked on our own). He was quick to respond to our inquiries, paid attention to our specific interests, and tailored our searches based on them. When we finally found the home for us, Steve walked us through the loan and closing processes step by step. He advocated for us time and time again as we encountered issues beyond our control (a bidding war, home repairs that had not been completed by the sellers to Steve’s high standards, and the resultant down-to-the-wire closing). It was stressful, but we felt confident in Steve’s ability to navigate the thornier parts of home purchasing. He also repeatedly followed up with us even after our home was purchased to make sure we were settling in ok (and giving us great guidance and resources when we had questions, even after our purchase). In every manner possible, Steve has shown us he was invested in our happiness with our new home, far beyond our expectations. Steve was involved in every step of the purchase of our new home- from suggesting it to us in the first place all the way to last minute changes at closing. We had several problems come up as a result of concerns found by the home inspector. Steve walked us through these, advising us in our interactions with the sellers, calling in structural engineers and even last minute contractors when needed. Without his involvement I am not sure that we would have followed through on this house that we now call home.

Steve met us at numerous house showings (upwards of 30+), patiently taught us a great deal about wisely purchasing a home (even though we had bought before), and endured a long process as we were very specific about what we wanted in our new home. Once we found that house, he expertly guided us through the offer process (especially complicated as it was a HUD foreclosure), inspections and repairs, and the closing process. We now own the exact home that we were searching for, and it is almost entirely due to Steve’s professionalism, knowledge, attention to detail, experience, and gracious nature. All I can say is working with Steve has been fun and a pure pleasure. He drove us around Roanoke showing us everything we wanted to look at. These days it’s very hard to get anybody to do what they say they will do, I can’t imaging making the largest purchase in my life with a realtor I couldn’t depend on. Fortunately for us, Steve is a fantastic realtor and a wonderful person! I know for a fact he works for his clients from 6:00 am to late into the evening to make sure their experience is as good as it can be. I know I’m going on and on, but you would be lucky to have Steve Caldwell as your agent.
Steve provided realtor services to us when we moved to his service area from out of state and bought a home. Steve provided excellent service to us as we looked for a house to buy in his service area, first while we were living out-of-state, and then later after we had moved to the area. He is knowledgeable, experienced, listens well and provides insights that are helpful in decision making. He pointed out things in the various houses which we looked at that helped us consider future expense, were we to buy that house. He has an approachable, professional style of interacting and is straight-forward in discussing the pros and cons of the many things a house buyer must consider. He responded to emails quickly (usually the same day) and has a very user friendly web portal in which you can customize your search, keep track of your favorite houses and see status changes on those houses in real time. Steve facilitated the purchase of my home. He provided excellent service in a professional, but personal manner. He took the time to understand what requirements I had for my new home, and presented houses that fit my needs/wants.
